Membership of the FMB (Federation of Master Builders) or TrustMark registration shows a level of vetting. Check public liability insurance and, for structural work, any relevant warranties.
What is the payment schedule?
Agree staged payments tied to progress rather than large sums up front. A fair schedule protects you both and keeps the work moving.
Will we have a written contract?
For anything substantial, insist on a written contract covering the scope, price, timescale and what happens if things change.
Who handles building control and planning?
Confirm whether building-regulations approval and any planning permission are in place, and who is responsible for arranging them.
How will you manage the other trades and the timeline?
